Covenants, Conditions & Restrictions (CC&Rs)
Preserving the Character and Integrity of the Ranch Community
Double Arrow Ranch consists of 736 homesites spread across 8 phases and includes over 148 acres of common areas throughout the community. Over 28 miles of roads traverse the Double Arrow Ranch, offering convenient road access to every homesite within the community.
The Double Arrow Ranch is more than a place - it’s a shared community built on respect for the land, neighbors, and the legacy of this unique mountain setting. The Covenants, Conditions & Restrictions (CC&Rs) and associated governing documents are in place to preserve the natural beauty, peaceful atmosphere, and long-term value of properties within the ranch.
Whether you’re a prospective buyer, new homeowner, or long-time resident, it’s important to understand these guidelines. They help ensure consistency in building, design, land use, and community standards — all while honoring the rustic charm and open-space feel that make Double Arrow Ranch so special.
WHAT ARE CC&Rs?
COVENANTS, CONDITIONS & RESTRICTIONS
Covenants, Conditions & Restrictions are legal documents that outline how land within a community can be used. They are designed to:
  • Maintain property values
  • Promote cohesive aesthetics and architectural standards
  • Manage land use, noise, signage, fencing, and lighting
  • Support long-term sustainability and community function

Key Topics Covered in the CC&Rs:
  • Architectural Review & Building Guidelines
  • Use Restrictions (e.g., vacation rentals, commercial activity, livestock)
  • Road Maintenance and Access Easements
  • Utility and Septic Standards
  • Wildlife-Friendly Landscaping Guidelines
  • Fire Safety Measures and Defensible Space
  • Quiet Hours and Community Courtesy Policies
  • Garbage, Signage, and Outdoor Lighting Rules

Architectural Review Committee (ARC):
Before any home is built or altered, plans must be submitted to the Architectural Review Committee. The ARC ensures that new construction and remodels reflect the ranch’s mountain-western aesthetic and harmonize with the landscape. Owners are encouraged to consult with the ARC early in the design process.
